In urban areas, the phenomenon is amplified by the urban heat island effect. Dense construction, impervious surfaces, and the lack of vegetation prevent neighbourhoods from cooling efficiently at night. A bright apartment with large windows, once presented as an unquestionable advantage, may become difficult to live in if it is heavily exposed to the sun and lacks appropriate solar protection.
Summer comfort is therefore likely to become one of the key property search criteria alongside brightness, tranquillity, energy performance, and the quality of outdoor spaces.
For professionals responsible for marketing a property, this means being able to answer increasingly specific questions:
- Does the property have external blinds or sun protection?
- Can the rooms be effectively ventilated at night?

Heat is only one aspect of climate change. Heavy rainfall, flooding, surface runoff, landslides, rockfalls, and storms must also be taken into account.
Between 1972 and 2024, floods, debris flows, landslides, and rockfall events caused average annual damage of around CHF 321 million in Switzerland. More than 90% of these losses were related to floods and debris flows.
Cantonal hazard maps already make it possible to identify areas exposed to flooding, landslides, avalanches, and rockfall hazards. A national map also identifies areas that may be affected by surface runoff.

- replacement of the heating system;

- window replacement;
- installation of external blinds;
- improved ventilation;
- flood protection measures;
- renovation of outdoor spaces;
- changes in insurance premiums.
A property requiring renovation can, of course, still have significant commercial potential. However, its market positioning should be consistent with the future investments it requires.
For real estate agencies, the advisory role therefore becomes increasingly important. A well-documented valuation, accompanied by an energy assessment, a list of potential renovation works, or information on available subsidies, can transform an apparent weakness into a clear and understandable project.
This approach can also reassure sellers. Adjusting the asking price to reflect a building's actual energy performance and climate resilience does not necessarily mean reducing its value. Rather, it means presenting a realistic view of its potential and future requirements.
Richer information on real estate portals
Real estate portals are often the first point of contact between a property and its future occupant. As such, they are expected to play a central role in the evolution of real estate marketing practices.
Property listings could gradually include more detailed information about:
- the property's energy rating;
- the type and age of the heating system;
- completed renovations;
- photovoltaic electricity generation;
- solar shading systems;
- cooling systems;
- the orientation of the rooms;
- the presence of vegetation;
- the permeability of outdoor surfaces;
- exposure to certain natural hazards;
- existing protective measures.
In the future, these criteria could also be integrated into search filters. For example, prospective buyers or tenants might search specifically for a dual-aspect apartment, a property equipped with external blinds, a home located in a green neighbourhood, or one with good energy performance.
For this evolution to be truly useful, however, the data will need to be reliable, structured, and comparable. Vague or purely declarative information could create more confusion than transparency.
The challenge for both property portals and real estate professionals will therefore be to present this information in a clear and accessible way without turning listings into technical reports.
More authentic and informative visuals
Real estate photography will also need to evolve.
Until now, staging has often aimed to maximize brightness, keep blinds open, and visually enhance the sense of space. While this approach remains relevant, it does not always show how a property performs during periods of extreme heat.
For certain properties, it may also be useful to show:

- shaded outdoor areas;
- nearby trees;
- cross ventilation;

Towards a new definition of a desirable location
In real estate, location remains a fundamental criterion. However, its definition is likely to expand.
Proximity to public transport, schools, shops, and services will remain essential. However, additional factors may increasingly be taken into account, such as:
- exposure to urban heat islands;
- the presence of trees and green spaces;
- access to shaded areas;
- air circulation within the neighbourhood;
- local stormwater management;
- exposure to natural hazards;
- the energy performance of surrounding infrastructure.
Two comparable properties located only a few streets apart may offer very different living conditions during periods of extreme heat.
This evolution creates new editorial opportunities for property listings. Real estate professionals will no longer be selling only an address and a floor area, but also the ability of a property and its surroundings to remain comfortable in a changing climate.
Anticipating change to market properties more effectively
Climate change is unlikely to transform real estate marketing overnight. Nevertheless, it is gradually reshaping buyer expectations, risk assessments, and selling points.
For real estate professionals, several priorities are emerging:
- collect more information on the energy and climate-related characteristics of properties;
- translate technical features into clear and meaningful benefits;
- document natural hazards and existing protective measures;
- adapt visuals and property descriptions to buyers' evolving concerns;
- incorporate future renovation costs into property valuations and owner advice;
- prioritize precise and factual communication over broad sustainability claims.
The properties that will be easiest to market in the future will not necessarily be the newest or the most technologically advanced. Rather, they will be those whose strengths have been carefully considered, properly documented, and clearly explained.
In a real estate market facing higher temperatures and more frequent extreme weather events, resilience is gradually becoming an integral component of property value. For both real estate agencies and property portals, the ability to make this resilience visible will become an increasingly important competitive advantage.
