Description
The farm is focused on arable crops and broiler chicken fattening. The farm center is located in the middle of the village of Villars-le-Comte (Vaud) and is situated in a flat area according to the agricultural production land registry.
The farm is located in zone C1-4, according to the agricultural climate suitability map. The soils are of the loamy-sandy type, they are quite deep and provide moderate drainage.
Located on the western slope of the Vaudoise La Broye at an altitude of 770 meters, the parcels are grouped around the village center within a radius of less than 2 kilometers (see the map).

Surface area:
- 20.60 hectares of agricultural land in ownership
- 4.50 hectares of forest in ownership
- 6.46 hectares of agricultural land in lease
The farm represents 27.06 hectares of agricultural land.
Of these 27.06 hectares, 4.06 hectares are not arable and are subject to the following slopes:
- 3.72 hectares with a slope of 18-35 %
- 0.24 hectares with a slope of 35-50 %
- 0.10 hectares with a slope >50 %

These parcels are accessible by road and by concrete paths within a radius of less than 1 km from the farm buildings.
They are located north and south of the village, of different sizes and slopes.
They have been developed, maintained and enhanced with appropriate crop rotation plans.
The forests
The forest area is divided into several small parcels. It is mainly composed of deciduous trees and spruce.

1. Rue du Borgeaud 4 - no 26 ECA - farmhouse
A. Residence
Old, dilapidated dwelling with 5.5 rooms on two levels (ground floor: kitchen and two rooms, first floor: bathroom, three rooms and a small room)
- Traditional, solid construction from 1798
- Roof renovated in 1996 without underlay and insulation
- Thick walls without insulation
- Simple glazing on the first floor and double glazing on the ground floor
- Central heating: wood-fired boiler (Tiba) for heating the water for the radiators.
- Water: drinking water supply from the communal network
- Waste water: connection to the inter-municipal waste water treatment system.
B. Rural
Rural, traditional, disused cattle farm with two stables on either side of a central fodder storage area, the whole being topped by a hayloft with a hay-rake. Today these spaces are used as a storage and shed area.
The hayloft, equipped with a pivoting hay-rake, is used as a storage area for fodder for sale. The building is extended by an annex on its northeast side. This houses a shed, storage areas and a workshop with two bedrooms above.
There is a 50 m2 manure storage area with a drainage system leading to a small pit. A 40 m3 manure storage tank is located on the southeast side of the building.
2. Poultry hall - no 123 ECA
This building was constructed in 1990 as a fattening hall for turkeys, to which a winter garden was added in 1998. It was adapted in 2007 for keeping chickens and can accommodate 6200 poultry on a surface area of 410 m2.
This structure is completed by two washing water pits (10m3 for the main part and 3m3 for the winter garden) and two silos for feed, one of which is original and the other added in 2007.
The building (wooden structure on a concrete base, clad with insulating wooden panels on the facades and covered with insulation and corrugated sheets) is largely original, while the installations date from 2007.
The fattening area is preceded by a sanitary lock in the technical room. The gas heating with radiant heaters dates from 2010.
The building complies with SST standards for the keeping of 6200 chickens.
Since 2007, a contract has been signed with an external company to fatten chickens.
