Agricultural property
The agricultural property Dieplischwand 2 is located in the mountain zone 2 and comprises several buildings, some of which have been renovated. The total area consists of around 11.4 hectares of agricultural land, 4.3 hectares of forest and about 0.25 hectares of non-productive land, spread over 5 plots. The land is located right next to the farm and is well connected. It is not currently possible to keep animals all year round, as the former barn in particular lacks a manure storage facility. During the growing season, seasonal animal husbandry is possible in the existing barn.
Agricultural land and forest
The agricultural land is mostly suitable for use as meadow or pasture land. Arable farming is not possible. The soils are of medium quality and partly overgrown with bushes and rocks. The forest area can be managed and the timber can be extracted or transported away via a winch and access road.
The agricultural property comprises around 11.4 hectares of agricultural land, which is contiguous and consists of various slopes. The land is located in the Klimazone D 5-6, in a typical fodder-growing location.
Buildings
The water supply is secured by a private spring. The flow rate is around 6 to 10 liters per minute.
Residence – Building No. 397 (basic dimensions approx. 15.7 x 11.7m)
The residential building comprises two large apartments, a garage, a workshop and various ancillary rooms.
The ground floor/1st floor apartment is a 6.5-room apartment. The 2nd floor apartment is a 3.5-room apartment.
1988 the residential building was given a new structure. The windows are double-glazed. The central heating system with half-meter-wide ducts is in need of renovation. The ceiling height is between 1.90 m and 2.20 m. The private water source provides 6 to 10 liters per minute. The waste water is discharged into the manure pit. On the 1st floor of the residential building above the garage there is a spacious workshop. The residential building has a cellar and an attic.
Barnyard – Building No. 397b (basic dimensions approx. 18.5 x 11.4m)
The former cattle barn was recently renovated. It can currently be used as a storage room. To accommodate livestock, the manure storage and the barn equipment would need to be supplemented.
Barnyard shed – Building No. 397a (basic dimensions approx. 7.0 x 5.0m)
At the back of the property there is a barnyard shed to protect the animals. The barnyard shed can be used as a shelter for livestock during the growing season.
Inventory
The machinery and the rest of the inventory are not included in the purchase price. The inventory can be taken over, but this is not mandatory.

Important information on legal provisions
Land law
The property is subject to the provisions of the Federal Act on Agricultural Land Law (BGBB).
The acquisition of this agricultural property requires a permit from the cantonal land law authority. The following criteria are examined and must be met:
- DThe buyer must manage the property itself (= self-management)
- The price may not be inflated (already checked by the seller)
- The property is located in the usual agricultural area of the municipality (6 to max. 8 km, only if the buyer already runs a farm business)
High demands are made of self-management. In order to prove the credibility of self-management when acquiring a secondary agricultural business, the authority requires a management plan. The competent authority primarily bases its assessment of self-management on training, experience and credibility.
Urban planning
All the buildings are located outside the building zone.
