Well-kept residential building with shop.
Localisation
Bankstrasse 40, 8750 GlarusCharacteristics
Description
The building, which is attached on both sides, is divided into a business part and a residential part. The rooms on the ground floor and a directly accessible room on the first floor were used as a sales outlet. The residential part with 6 rooms on the upper floors was inhabited by the owner.
Currently, the house is still furnished. This will still be vacated after the definitive sale. A takeover would therefore be possible in a short time.
Property informationThe main entrance for the sales outlet is from Bankstrasse and the access for the living quarters from the entrance on the north side. The existing rooms in the commercial part can be converted into residential or office space without much effort.
The house with a city feeling is very well located and away from main roads ideal for residential use or combined use.

Building description / constructionYear of construction
The house was built after the fire of Glarus, from 1865. Various, simpler and more comprehensive conversion and renovation stages were then carried out.
Latest Investments / Renovations
The building was extensively renovated and rebuilt about 20 years ago and the attic was expanded. The majority of the materials, fixtures, the kitchen and the wet rooms date from this time. The maintenance condition is good and therefore the rooms are immediately usable and habitable.
Construction / Building envelope
The basic construction consists of quarry stone masonry, wooden beam ceilings and a gable roof with Eternit roofing. During the expansion, the heated rooms were insulated inside.
The façade, the windows, the gutters and drains as well as the roof covering were also renewed or renovated during the overall renovation. These components are in good condition.
Building
The house is heated with a gas central heating system from 2020, which is located in the attic to save space. Heat is distributed via radiators. The rest of the building services are also in good and functional condition.
