Saint-Gingolph – magnificent building with independent apartment

The first level, the ground floor, is distributed into a living room with kitchen, a large bedroom and a bathroom, which is separate with a shower and WC.
This ground floor is completed by a terrace linked to the apartment, as well as a laundry room and technical room with two washing machines, which are already independent for each of the two apartments. Finally, a separate room, which contains the electrical installation of the house, is located on the same level.
The second level, together with the third level, forms the main apartment, a duplex.
The first floor opens onto a small entrance hall, followed by a corridor that distributes a large living room with two areas, one of which is a dining room and the other a lounge. On the other side, there is a large well-equipped kitchen with storage space and a fitted bathroom.
This first floor is enhanced by a small terrace, surrounded by greenery, and a balcony overlooking the lake.
A staircase leads to the second floor, which consists of three bedrooms, one of which could be extended with a dressing room, and one of the two could easily be converted into an office. The three bedrooms are equipped with communication facilities.
This floor is completed by a bathroom with shower and toilet and an additional small room which is very practical for storage.
A common basement, which forms the base of the house, houses a large common storage room and two stone cellars, which can also be used as storage rooms.

History
This pretty building, which dates back to the end of the 18th century, was completely renovated in 2004 by the current owner. The special facilities for people with reduced mobility were installed in 2019.

Saint-Gingolph is a commune in the Chablais region of the Valais canton, which forms the border with France, with its French counterpart. The happy owners of this house, located about 200 meters from the border, will benefit from all the amenities, on both sides of the border.
The CFF station, which is currently a terminus on the Swiss railway lines – Saint Gingolph, Monthey, Sion, Brigue – one train per hour – or Saint Gingolph – Le Châble, is located about 100 m from the house. Saint Gingolph is located 12 kms from Vouvry (15 minutes), 17 kms from Évian (22 minutes), 24 kms from Monthey (30 minutes) and 22 kms from Montreux (approx. 27 minutes), 19 kms from Aigle (25 minutes), for car journeys.
Saint-Gingolph is a lakeside commune with a rich history, benefiting from numerous beach and mountain activities nearby, the nearest ski resort, Torgon, is 25 kms (35 minutes) away.
