Multi-family house Bahnhofstrasse
The appearance of the residential building on Bahnhofstrasse is characterized by Art Nouveau. The staircase with the eastern apartments dates from 1900. The western apartments were added to the residential building at the end of the 1940s. In the attic, two apartments were renovated and the existing five apartments were renovated in 2023/2024.
Interior renovation of the commercial unit
The ceilings and walls will be plastered with renovation plaster and painted twice. The wet room will be clad with splash-proof ceramic tiles (Metro plates) in the splash-water area. The floors will be tiled with medium-sized tiles. A low-maintenance vinyl floor with grooved skirting boards will be installed in all rooms except the wet room. The new wooden interior doors and door frames will be painted twice. The built-in wardrobe and the display cabinet will be largely renovated and repainted. The existing plastic windows will be retained. In room E.03, a water connection with a waste outlet and the corresponding electrical installations will be installed for the tenant-side installation of a kitchen/tea kitchen.
General
A designated cellar for tenants is located in the basement of the commercial unit. The general laundry and drying room in the basement is available to all tenants. The electricity consumption of the respective apartment is charged via a simple plug-in card system. Also in the tenant cellar is the consumption for lighting and the power socket. A general bike storage room in the basement is accessible from the south via the Waffenplatzstrasse staircase.
Building technology and sustainability
All electrical and sanitary installations will be replaced. The existing radiators will be repainted and some will be replaced with new ones.
For reasons of sustainability, the building is still heated with heating oil (the end of its service life has not yet been reached). For reasons of historic preservation, no external insulation was applied to the façade during the renovation of the entire building in 2024. Instead, the entire roof area was very well insulated with Swiss sheep’s wool.
