Chasa Plaz – Historic two-family house with barn and two parking spaces
The historic Engadine house “Chasa Plaz” was built in 1750 and completely renovated and redesigned in the Art Nouveau style in the Belle Époque, in the years 1893 and 1912, by the couple Anna von Planta and Theodor Bonorand. The last extensive renovation work, however, was only carried out recently – around 2000 and 2010. As the name suggests, the house is located in a beautiful location right on the historic church square of Ardez. The quiet and picturesque village of Ardez is considered a model village of Romanesque settlement and living culture and its village landscape, which has remained largely unchanged since the 17th century, with its characteristic presence of the Steinfels castle ruins, is of unique beauty. As a result of this exceptionally intact, closed historical village structure, Ardez was chosen in 1975 as one of the four Swiss model villages. This resulted in numerous exemplary restorations, supervised by the cantonal monument conservation department. It is therefore hardly surprising that in the last two decades, leading figures from the Swiss cultural and business scene have increasingly settled in Ardez.
The church square leads directly to the main entrance of the stately house. The façade is painted in pastel colors, like the surrounding houses. The Art Nouveau decorations on the façade and the roof underside give the house an elegant presence. True to the Belle Époque, the house also differs from the typical Engadine house in that it has larger window openings and higher ceilings.
Chasa Plaz has the typical Engadine house layout, consisting of the <> with its lateral three-room row and the adjacent farm building, which is also accessible from the Cuort and has already been partially developed. A spacious, light-flooded central house section with a separate external access, stairs and walkways has been inserted between the house and the farm building, connecting the historic residential building with the farm building on all levels with maximum flexibility for future development.
The main entrance leads to the “Cuort” of the large 6.5-room apartment, which is typical of the Engadine house, and to the other rooms on the long side of the house. The upper living floor, which belongs to the house, can be reached via a modern internal steel staircase. The upper floor, which also has 3.5 rooms, can be used as a guest wing or as an independent living unit with its own kitchen.
The house was last renovated and extended in the years around 2000 and 2010 by a well-known local architect. Among other things, a suspended library was built in the wooden-lattice structure of the uppermost level of the hayloft, which has become world-famous and was shown at the Venice Biennale in 2013, in addition to receiving awards. The handcrafted quality of the steel staircases in the connecting central building and other new metal elements throughout the house are also worth mentioning.
“Simple and ingenious at the same time”; “The handling of the old building structure is sensitive, the sense of space is extraordinary, the construction and the craftsmanship are of the highest quality. The project is not only a gain for the living area, which has been spared from renovation, but above all a spatial enrichment for the hayloft. A great work has been created in a small space,” is the jury’s summary of the library (Prix Lignum 2012).
This property is distinguished by the fact that the original rooms, such as the old paneling room with precious wood inlays, oak and walnut parquet flooring, are very well preserved and long-lasting natural materials such as Carrara marble, Doussie parquet, steel or fresco lime plaster were used. The modern, new elements fit perfectly into the old structure. The large window openings allow plenty of light to enter all the living rooms. In the outbuilding, a further 270 m2 can be converted into living space. It is also possible to build a garage with 3-4 parking spaces.
