DESCRIZIONE TECNICA:

  • La struttura dell'edificio è realizzata con cemento armato, solai in cemento, blocchi prefabbricati in cemento e elementi prefabbricati in acciaio;
  • L'intera proprietà è dotata di un sistema di isolamento termico e acustico per il massimo comfort interno;
  • La finitura interna è realizzata con marmo, legno, piastrelle, moquette e tessuti, tutti di altissima qualità e valore;
  • Il sistema di generazione di energia per il controllo del clima è gestito da una caldaia a combustibile, per il riscaldamento e l'acqua calda, e da tre generatori di acqua fredda, posizionati sul tetto, per il raffreddamento;
  • Il sistema di distribuzione dell'energia termica è composto da due sistemi diversi per due zone separate. Le camere dell'hotel sono dotate di un ventilatore che soffia aria calda o fredda a seconda della stagione, mentre l'area pubblica e la zona di servizio sono controllate da macchine condensanti attraverso una rete di canali, che forniscono aria calda o fredda.
  • Il sistema di canalizzazione è stato completamente rinnovato e aggiornato al nuovo design e alle nuove esigenze dell'hotel.
  • Il traffico all'interno dell'edificio è garantito da due ascensori ad uso esclusivo dei clienti e due ascensori di servizio per il personale dell'hotel.
  • Le porte esterne con ampie superfici in vetro sono realizzate con vetro termoisolante e telaio in metallo.
  • Il personale accede all'hotel dalla strada principale tramite una scala situata alla fine dell'edificio sul lato centrale. I fornitori hanno un accesso separato al livello della strada;
  • Al piano interrato, un passaggio sotterraneo sotto la strada principale vi porterà direttamente alle proprietà sul lato del lago;

Di fronte al complesso, attraversando la strada, proprio sul lungolago, si trovano due edifici disposti su quattro livelli e collegati tra loro in orizzontale;

TECHNICAL DESCRIPTION:

  • Building structure is made with reinforced concrete, concrete slabs, prefabricated concrete blocks, and prefabricated steel structure elements;
  • The entire property is installed with thermal and acoustical insulation system for maximum comfort inside;
  • The interior finishing is made of marble, wood, tiles, carpet and fabrics, all of the highest quality and value;
  • The energy generation system for regulating the climate is controlled by a fuel oil boiler, for heating and hot water, and three generators of cold water, positioned on the roof, for cooling;
  • The thermal energy distribution system is composed of two different systems for two separate zones. The hotel rooms are equipped with a fan that blows warm or cold air depending on the season, while the public area and service zone are controlled by condensing machines through a network of channels, provide hot or cold air.
  • The canalization system has been totally renovated and updated to the new design and needs of the hotel.
  • The traffic circulation within the building is guaranteed by two elevators for the exclusive use of customers and two service lifts for the hotel staffs.
  • The exterior doors with large glass surfaces are made with thermal insulated glass and metal frame.
  • The staffs enter the hotel from the main road via a staircase located at the end of the building on Middle side. Suppliers have separate access at the street level;
  • On the basement level, an underground passage beneath the main road, will take you directly to the lake side properties;

In front of the complex, cross the street, right on the lake front, there are two buildings located, structured into four levels and connected horizontally between them;
