Building lot on sale in Eglisau
Building land parcel with a wide range of possibilities
Localisation
Friedhofweg, 8193 EglisauCharacteristics
Description
In a quiet and at the same time central location on Friedhofweg in Eglisau, this 310 m² plot offers an attractive starting point for individual real estate development. The property has already been legally subdivided by the owners; the pavement rights are also clearly regulated. This means that there are transparent legal requirements for further planning and project planning.
Since the legally binding rezoning in September 2025, the entire parcel has been located in core zone C. This zoning opens up a diverse range of uses: residential uses are permitted as well as trade and service businesses that are at most moderately disturbing. Within the framework of the applicable regulations, uses from the areas of gastronomy, accommodation and other commercial enterprises are also possible. This makes the property suitable for both a purely residential project and a well-thought-out combination of living and working. A particular advantage is that the development potential does not only have to be assessed in the abstract. An architectural feasibility study that has already been prepared gives a concrete idea of how the plot could be used and built on in the future.
The preliminary study, prepared in December 2024, visualises a multi-storey terrace house adapted to the hillside location with spacious living and outdoor areas. The project idea at the time envisaged two residential units: a spacious apartment with around 123.5 m² and a maisonette apartment with a total of around 105.9 m². The concept was supplemented by an approx. 80 m² terrace, an approx. 40 m² lounge or outdoor area as well as commercial or technical areas. An underground car park was also presented as a possible option in the study. The perspective representations show a modern, staggered building with spacious terraces, extensive glazing and an architectural use of the hillside location. This gives interested parties a clear impression of how high-quality living, attractive outdoor spaces and contemporary architecture could be combined at this location. In the further project planning, special attention must be paid to the harmonious integration into the grown townscape. The roof shape and roof pitch must be coordinated with the neighbouring old buildings. At the same time, core zone C offers interesting design freedom: two roof structures in the form of gable ucarns or dormers are permitted.
Other forms of roof structures can be examined within the framework of the requirements applicable to core zone C and subject to official approval. This makes it possible to develop an independent and at the same time site-compatible architecture. The combination of a quiet and central location, clearly regulated legal relationships, a wide range of uses and an existing architectural project idea makes this plot an interesting opportunity for private builders, architects and investors who want to realise a compact real estate project with an individual character.
The feasibility study presented serves exclusively to illustrate a possible development scenario. All area, use, volume and design information must be re-examined on the basis of the current building and zoning regulations and as part of an ordinary approval procedure.
